It took the current housing crisis to do what only two World Wars could do in the last century - stop the population growth in a popular retirement location like Florida. We've stopped moving in numbers last seen in 1962, when there were far fewer people living in the US.

Remarkably the move to Knights Hill in 2009 has been only moderately less than in past years, primarily due to sellers reducing prices 20-25% from the peak of the housing bubble.

World Wars I & II came to an end - and so will the Housing Crisis.

In 2010, the US Census projects that some 7,900 Baby Boomers will turn age 64 each day. That's over 300 people every hour. My take is the Housing Crisis will end the day retiring Boomers decide to pack up the old homestead, and sell the house they are rattling around in to somebody who can afford it. Boomers will pick up the excess inventory in Vero Beach, Phoenix, or even Maine or Vermont.

There are an estimated 78 million Americans who qualify as Boomers - born between 1946 and 1964. Say just 10% of that population decides to move in retirement. That's 7.8 million people - roughly the combined population of Massachusetts and Maine. Between selling and buying, Boomers could create 15 million home sales. That's three years worth of typical sales in the US.

Let's hope those 7.8 million folks don't decide to move on the same day to the same location. One Housing Bubble every 20 or 30 years is enough.

If you're visiting KnightsHillNeighbors.com for the first time, perhaps a brief history is in order. Knights Hill was developed in the late 1960's. The target audience were families within a two hour and forty-five minute drive. The theme was affordable, year-round ownership of a vacation home, that provided convenient lake and ski access. A pool, tennis courts, boat-slips, clubhouses and a water district were part of the infrastructure. The roads were paved and subsequently acquired and maintained by the Town of Bridgton.

Today with some 250 homes, Knights Hill is Bridgton's largest neighborhood, and an important contributor to the Town's tax base. We're minutes from the newly constructed Bridgton Hospital, which is part of Central Maine Medical Center in Lewiston. Bridgton is capably served by a full-time Police Department, District Court, Tri-County Mental Health, Bridgton Health Care Center and the Lake Region School District. Our Board of Selectmen and Economic Development Committee are committed to strategic and sustainable growth, within the context of our history as a traditional New England town.
