Some of Maine's best natural resources are right on our doorstep here in the shadow of Pleasant Mountain, on the shores of Moose Pond. This year's near-record snowfall drew large numbers to Shawnee Peak and the snowmobile trails. All this precipitation has to find its' way somewhere. You can watch Poland Spring tankers by the dozen hauling water like clockwork through Bridgton to their bottling plants. At $1.25 or so per gallon a lot of people value this Maine product. The bottled water industry accounted for 11.6% of the US market in 1995. It is projected to grow to 28.5% by 2010.
By the time the snow melts and works its' way to Sebago Lake, the Portland Water District draws off a small portion of that flow to service 11 Greater Portland communities and some 200,000 customers.
Want a home right on one of the major waterways leading to Sebago - plan on spending $500,000 and up. That's roughly the cost of purchasing 400,000 gallons of Poland Spring Water. Think of catching a few fish off your dock as a bonus. Bass are notoriously difficult to bottle. Tie up a new 18 foot boat to you dock for $23,000 and you can go after the bass right where they live.
Clean water is a valued resource. Only a portion of the world has access to it on a continual basis. Knights Hill owners have successfully shared Maine's clean water since the development's opening in the late 1960's. Share that resource and you can secure a very affordable Maine lifestyle.
Knights Hill may have been one of the earlier "smart growth" communities - although that term is a more recent means of describing alternatives to sprawl. The wooded lots are generally 1/2 acre. These 260+ homesites are serviced efficiently by paved public roads, public utilities, streetlights and the Knights Hill Water District. The not-for-profit Knights Hill Association owns land within the development which houses our recreation facilities - sandy beach, marina, tennis courts, pool, two clubhouses, parking, and three water district wells and a pumphouse.
The price of a Knights Hill home historically runs a little bit higher than the median price for Maine as a whole - in recent years in the $200,000 to $210,000 range. The annual dues are fairly modest, perhaps 1/3 of what a neighboring condominium owner would typically pay. There is no additional charge for use of any of the facilities. There may be a waiting list for a boatslip.
