Family cookouts and campfires abounded during Memorial Day Weekend - the unofficial opening of the summer season in Maine. Warm and uncharacteristically clear weather provided a delightful contrast to a winter which saw roads narrowed in Knights Hill to a single lane - courtesy of some 150 inches of snowfall. There were still a few patches of snow visable at Shawnee Peak Ski Area as boats returned to the clear waters of Moose Pond below.
The newly reconstructed Magic Lantern movie theatre broke all their prior attendance records over the weekend as Indiana Jones drew both young and old to this downtown treasure of a building. The theatre's Tannery Pub had a line at the door waiting for a table Sunday evening as the Red Sox and A's played on the oversized screen in the front of the room. Four dollar gasoline contrasted with the relative affordability of a $6.50 movie ticket or meal in the Pub.
The theatre is finishing up the gorgeous landscaping adjacent to Stevens Brook. I expect we'll see outdoor cafe tables shortly. The newly completed parking lot funded by a Community Development Block Grant conveniently serves the theatre, Community Center and an expanded Renys Department Store across the street. Efforts to continue redeveloping Depot Street are a top priority for Bridgton's Economic Development Committee. Funding is in place to replace the second bridge crossing Stevens Brook. A November target has been set to reopen all of Depot Street to vehicle traffic.
On other economic fronts, the housing crunch continues to keep New England in what amounts to real estate gridlock. Our market in Knights Hill largely mirrors whatever activity occurs, or does not occur, inside Interstate 495 as it loops around Boston. When homeowners in Peabody or North Andover have confidence in the market, Knights Hill properties move at their historic pace of about one-a-month.
Both the Portland and Boston markets are correcting at a similiar pace - to price levels last seen in 2004. Factor inflation into the mix and home prices may be 23% more affordable than they were at the peak. A number of economists report that consumers tend to wait for a market to over-correct before deciding to make a purchase. On the other hand, while people are waiting is one of the best times to shop for both quality and price. Interest rates remain low. I'd recommend taking advantage of low rates during a period of strong supply. Lenders may be willing to sharpen their pencils for customers with a strong credit history. The aforementioned four dollar gasoline may very well prompt a new round of foreign investment in US financial markets.
